Roof repair and leaks in Evansville

Most leaks come from one small place. I find that place first.

If you have a stain on a ceiling, water in the attic or shingles in the yard, call. I go up, look at the flashing, vents, chimney and valleys, and show you what I find.

If water is coming in right now, call before you climb up. I will tell you what to do until I get there.

Where leaks start

The usual suspects

  • Vent boots

The rubber collar around a plumbing vent cracks in the sun long before the shingles do.

  • Flashing

Metal at chimneys, walls and skylights bends and lifts, and water follows it in.

  • Valleys

Where two roof slopes meet, water moves fast and debris stacks up.

  • Chimneys

Mortar, cap and flashing all age at different speeds.

  • Loose or missing shingles

Wind lifts a tab, and rain does the rest.

  • Gutters and fascia

Clogged gutters hold water against the roof edge.

Repair or replace: how I decide

I look at the whole roof, not just the leak.

  • Repair when

    • The roof still has years of life

    • The damage is in one place

    • The deck under it is sound

  • Replace when

    • Shingles are curling or shedding granules all over

    • The leak is one of several

    • The deck is soft in more than one spot

Repair questions

What are the signs I need a new roof?

Shingles that curl or crack, granules in the gutters, daylight or stains in the attic, a sagging deck, or damaged flashing.

Will you check my attic?

Yes, if I can get in. Stains, damp insulation and bad airflow show up there first.

Why does water show up away from the leak?

Water runs along the deck and the rafters before it drips. The stain can be several feet from the hole.
