Questions
What people ask before they hire a roofer
How long does a roof last?
Architectural asphalt shingles run about 25 to 30 years, and older 3-tab shingles about 15 to 20. Metal runs 40 to 70. Sun, trees, storms and poor attic ventilation shorten all of them.
How much does a new roof cost?
It depends on the size of the roof, the pitch, the material, the layers to remove and the shape of the deck. I give a flat price in writing after a visit, not before. The estimate page lists what moves it.
Can you put a new roof over the old one?
Sometimes, but I usually don't. A second layer hides rot, adds weight and may break code. I tell you what I see.
How long does a replacement take?
Most houses take one to three days. A steep or complicated roof takes longer, and winter weather can stretch it.
Do I need a permit?
For a full replacement, almost always. I pull it and put the fee on the estimate.
What if it rains during the job?
I tear off only what the crew can dry in that day and cover what is open. If rain is coming, we stop.
What are the signs I need a new roof?
Shingles that curl, crack or lose granules, daylight or stains in the attic, a sagging deck, damaged flashing, or a roof near the end of its range.
What warranty do I get?
Two parts: the manufacturer's material warranty, and my written workmanship terms. Both are in writing, and the terms, limits and exclusions come with them.
What does lifetime mean?
On a shingle warranty it usually means as long as you own the home, for manufacturing defects, and it often pays less each year. Read the terms.
What do I do before the crew arrives?
Move cars, take fragile things off the walls, cover what is in the attic, and keep pets and children inside.
Do you need a deposit, and do you offer financing?
Deposit and payment terms are on your written estimate, and you see them before you sign. Ask Delores for the current terms.
Can you cover my insurance deductible?
No. It stays with you. I can inspect, photograph and write an itemized estimate you can share with your insurer.
